Buyer Service

Would you like someone who can represent you and protect your interest in any residential purchase? Before you call the property listing agent…the agent with the sign in the yard, who represents the sellers, give me a call and let me represent you, the buyer!

I would love to work with you to make your home search much easier, simply let me know what you’re looking for. Commissions are paid by the seller.  Calling me to tour homes, get expert advice, negotiate on your behalf and everything else I do is free to you!

Important Information for Purchasing a Home

Your understanding of the purchasing process is invaluable and deserves your special attention. For your benefit, I will ask questions to understand your needs, wants, and ability to purchase. You should get pre-approved… preferably through a local bank as soon as you are seriously thinking of buying. This is an important 1st Step! I can assist you with a list of good, reputable loan officers if you are not already working with one.

Don’t just “get pre-approved” –interview the lender. Be aware of how they communicate with you–are they thorough in finding out your financial information?

Are they careful that they understand what your long-term and short-term goals for home ownership and financing are? They should be able to offer you more than one loan program–there might be a “best choice” for your financial picture, but that should be only one of the choices.

They should be able to tell you what all your cost will be, and what your monthly payments will be. IT’S UP TO YOU, The Buyer, to decide what payments and down payments you are comfortable with.

As an agent, I work ONLY with pre-approved Buyers that are serious enough to know what their price range is, and what loan programs they qualify for…. It is not right to take time and energy away from my clients who are willing to take the steps to be ready, willing, and able Buyers.

Negotiate with Seller’s Realtor® on your behalf

Oversee the progress of the transaction including

  • Making sure deadlines are met
  • Arrange the home inspection and follow-up.
  • Coordinate all activities for the closing
  • Review documents and finalize the transaction with you on closing day
  • Follow-up with you after your purchase
  • Send you a copy of your transaction in January of the following year for income tax purposes.

Seller Services

From List to Close, I will provide you with knowledgeable and experienced professional assistance and guidance.

You can count on me to

  • Provide a thorough Comparative Market Analysis to determine pricing.
  • Implement aggressive Marketing including: multiple listing service (MLS.com), scottseewald.com, welcomehomepa.com, Zillow.com, Trulia.com, Realtor.com, Facebook, therealestatejournal.com, Local publications, Open Houses.
  • Create extra exposure for your open houses by posting them on my website, MLS.com and Local Newspaper advertising.
  • Review all offers to purchase at the time they are presented
  • Negotiate with Buyer’s Realtor® on your behalf

Oversee the progress of the transaction including

  • Making sure deadlines are met
  • Ensuring that the buyer submits a loan application and commitment
  • Provide you with copies of the home inspection
  • Help you choose and arrange your Deed preparation and Closing services.
  • Coordinate all activities for the closing
  • Review documents and finalize the transaction with you on closing day
  • Follow-up with you after your sale
  • Send you a copy of your transaction in January of the following year for income tax purposes.
